CBB Guarantee for ORKIN

If the Clutter level is 1-3 and the infestation level is medium or low and all adjoining units have been cleared of bedbug activity then CBB guarantees control of bed bugs for 30 days from the initial thermal treatment.  If live bed bugs (not bite marks) are determined to be present within the guarantee period, CBB will re-treat as necessary.

  • ORKIN reps will be onsite and perform the ORKIN pre-service on the day of service prior to CBB thermal service.

  • ORKIN reps will make the call on whether jobs will be guaranteed or not.

  • ORKIN reps are responsible for communicating to the customer when a job is not guaranteed or have a management plan in place for additional fees that may be accrued. (The main determining factors on whether a job will be guaranteed are Infestation-level and Clutter-level.  There are other factors that could play a part.  For example, homes are much easier to guarantee than apartments because in an apartment treatment the entire building is not heated - only the apartment with activity.)

  • IF ORKIN reps make the call that a job is guaranteed Custom will return and retreat for free within the 30-day window.

  • IF ORKIN reps make the call that a job is NOT guaranteed Custom will still return and retreat, but it will be at an additional charge per retreat.

  • IF ORKIN reps guarantee a job and the Custom rep feels the job was a "severe" case Custom reps will advise Custom owners and the issue will be brought to ORKIN's leadership team.

A canine inspection may be necessary for verification of live bed bug activity. Visual confirmation of live bed bugs is required.

The Contractor cannot guarantee that bed bugs will not be reintroduced from outside sources.

Treatments will not be guaranteed if a high-level infestation is determined on or before the initial service is performed or if the infestation has been for a lengthy period of time.

CBB Non-Guarantee Solutions

If ORKIN offers a guarantee on a property that is not guaranteed by CBB then one of the following management plans will need to be implemented.

  • ORKIN will continue to service the property without additional thermal services chemically.

  • ORKIN will pay an additional predetermined fee to CBB for any additional services.

CBB's Understanding of ORKIN'S Conventional Treatment

Conventional Treatment Required Before and After Heating

Initial Inspection/Confirmation

Follow the protocol on for the initial inspection. At a minimum, the inspection should continue for 10 minutes after a bed bug is found to determine the conditions present and the level of infestation. Heat and residual/dust applications are required for all infestations that are designated "heavy" (>10 live bugs and multiple growth stages present) or under conditions of significant "clutter'' (limited access to walls, excessive clothing, furnishings, bedding, books, etc.).

inspections must be done on all adjacent apartments to infested units that will be heated. If bed bugs are found, a full heat treatment per scope is required. Adjacent units: Inspections and conventional treatments per scope must be done on apartments that have shared walls with the infested unit including those that are "kitty-corner and across, the hall.

  1. Preparation/Treatment Procedures before Heat Treatment

    • Carpet must be pulled up by the customer, and switch plate/outlet covers must be removed by the customer (tape to wall/ left in the room). The customer must drill an access hole under the cover plates if needed to ensure wall voids are accessible for dusting.

    • Treat all cracks and crevices with Temprid residual.

    • Apply Cimexa dust behind outlet boxes (wall voids) and in all voids and cracks & crevices.

  2. Procedures after Heat Treatment

    • Follow-up services must be provided after heat service. The first follow up is done approximately seven (7) days after heat treatment. On this service, you check the success of the heat treatment.  Apply Phantom liquid in critical areas during follow-up. These are areas where bed bugs are most likely to be present including the carpet tack strip, all cracks & crevices and other areas as permitted by the label. Re-apply Cimexa dust if needed. All void areas should be treated with Cimexa.

  3. If Bed bugs are present, a conventional service or a re-heat is scheduled based on these criteria:

    • Five (5) or more adult bed bugs or multiple bed bug stages present = Reheat

    • Less than five (5) adult bed bugs = Conventional treatment

    • Flushing agent may be used to help with the inspection prior to treatment.

  4. A canine inspection or visual inspection (second follow up) is scheduled within twenty-one (21) days after the first follow up. If Bed bugs are present, the criteria for the first (7 days) follow up to apply.

  5. If no Bed bugs are found, a final clearance is issued.

  6. All inspections, preparation work, treatments and follow up work must be documented.
